    Today I showed about 12 homes.  The one thing I noticed about 9 of the 12 are the gutters were already full of leaves and debris.  The exterior of the home looks so much better without leaves filled, sticks hanging over, and debris over flowing the gutters.  This time of year is when we have to make sure curb appeal is at its best since we are coming out of our "spring" market into a "winter" market.   Other items to pay attention to - keep sidewalks, patios, and balconies clean of leaves, sticks and other debris such as acorns, etc.   Don't forget to power wash any algae off of the siding, sidewalks, patios, etc.  Also, if you can afford to get some fall flowers, that would be great too.  We love walking up to  homes that are decorated with some fall colored mums on the gorgeous front porch.  Sometimes, the flowers gets the buyers to stop and really look at how lovely it is to have the front porch.  Keep your grass trimmed nicely too! When the buyers first show up at a home, we want a great impression!  Makes your home more desirable than the others in the neighborhood that are for sale!FOR ALL YOUR REAL ESTATE NEEDS STELLA BARBOUR NoVa Brokers LLC 1483 Chain Bridge Road Suite 103 McLean, Virginia 22101 571-814-3002 OFFICE 703-999-6104 CELL 571-281-2866 FAX www.novabrokersllc.com stellabarbour@yahoo.com Licensed in Virginia & Maryland http://www.novabrokersllc.com/

    There seems to be a difference of opinion regarding the amount of time you have to present an offer to your seller.  Here is the scenario . . . On morning of October 7, 2016 called listing agent and asked if any offers for a particular property.  Seller said yes, offer deadline is Saturday October 8, 2016 @12 noon. 1.  Offer sent in October 7, 2016 @11pm to listing agent.2.  Listing Agent confirmed receipt on October 8, 2016 @6am3.  On October 9, 2016 no word yet.4. October 10, 2016 - my buyers run into sellers (who they just happen to know very well) and asked if they received thier offer and the sellers said "no".  Buyers contacted me and asked me to check status of offer.  5.  Sent email to listing agent and he said offers are to be reviewed on Monday evening.  I am thinking, you told me by Saturday and now it is Monday.  6.  How is it the sellers received some offers but not our offer?7.  Today is October 12, 2016 and still no word on offers or whether or not the sellers saw our offer. No communication from listing agent yet.  It is now 12:00pm.  We still don't know if our offer was presented. Is this reasonable?     My first transaction was in 2005, of course I had no idea that it was the beginning of a downward spiral of a collapsed market but that is for another blog.  I had my license for 2 weeks and then it happened. I was working at a law firm full time and just got my license when one of the attorneys asked me if I was interested in listing a sale for a client of his.  Of course I was like, uh yea! This was great, my first deal and it will be easy since it is a listing (I had heard listings were so easy by seasoned real estate agents). Well needless to say, it wasn't just any listing, it was 1.  Guardianship sale2.  Court approval was needed for everything3.  Must sell for appraised value or close to the value of the appraisal 4.  County commissioner had to approve the sale5.  Court had final say on everything! So needless to say, the "easy sale" turned into a rookie nightmare.  I still had to impress the lawyers so I am gathering everything I ever learned in real estate class to see what extra knowledge I can gain about any of this that was needed.  NOTHING that I could use.  I was so frustrated with the entire transaction already and I had not even started.  I decided to start again from the beginning.  I gathered all of the facts and the players of the transaction and set up a notebook. I was very careful in keeping great notes as I go along since this was the first transaction ever.  Once I had everything together, I knew I would need my Broker! Next step, Broker assist.  Of course my broker is surprised that I would get a transaction like this as my first (so was I).  With his help and lots of "minor" mistakes made through the process because of lack of experience, we all got through it but this was not an easy deal.  I had to coordinate everything with the lawyer because everything had to go with Motions to the courthouse.  Until there was an "ORDER to approve" signed, I had no deal.  Oh yea, forgot to order appraisal.  Start over again with all of the motions. I tried my best in staying organized and making sure my deadlines did not expire.  This was really a difficult transaction but we made it through it and I was a "PRO" at Guardianship sales by the time we were done. The greatest feeling I got was getting that check from my broker after all of the months of hard work and everyone was pleased with my work. I was always grateful for the help I received from my Broker and before we knew it, another request from the attorney . . .     One of the most famous last words from my buyers "Let me think about it" gets them absolutely nothing in this market.  The truth is, if the property JUST CAME ON THE MARKET LOOKS STUNNING WELL MAINTAINED YOUR PREFERRED LOCATION CLOSE TO EVERYTHING INCLUDING YOUR JOB IS EVERYTHING YOU DREAMED IN A HOME Then don't wait because there will be multiple offers by tomorrow.  I am not saying, put the offer in that day. I am saying, sleep on it, then put the offer in.     TO ALL YOU BUYERS OUT THERE THAT DON'T USE AN AGENT, YOU ARE MISSING OUT.  EVERY NOW AND THEN I GET A LEAD REGARDING A LISTING I HAVE AND IT IS A POTENTIAL BUYER WANTING INFORMATION ABOUT THE PROPERTY OR WOULD LIKE TO SET UP A SHOWING AND COME SEE.  WHEN I ASK THE MOST FAMOUS QUESTION, "ARE YOU WORKING WITH AN AGENT?" THERE IS ALWAYS A SLIGHT PAUSE AND "NO" COMES OUT VERY QUICKLY AFTER THE PAUSE.  THEN THEY SAY "I DON'T WANT TO WORK WIH AN AGENT, I WANT TO GET A BETTER DEAL." FAMOUS LAST WORDS THAT GET BUYERS IN TROUBLE.
